When you say sticky, do you mean that you press the button and it wants to stick down and not release? Spilling a Coke into a phone has been known to cause this...
If this is the case, replacing the keypad is the only way to go. Even better, get a refurbed Comdial (see the upper left corner of of your screen). If the line buttons are sticky too, then I wouldn't even attempt to save the phone.
Now, if the buttons are just sticky on the outside surface of the plastic, then I would be wary of whoever had that phone before you
