The above advice is more then on the mark and in your best interest.
I would take this advice seriously as it appears that you may be on the edge of problems that will cost way more then getting a few jacks live.
Secondly you need to make a relationship with a local service company .You say your dissatisfied with your existing servicer ,do they know know it ? Call them and tell them or call someone else.
